Coca Cola Enterprises

Coca-Cola Enterprises, Inc.’s facility on Alico Road
in Lee County, Florida is being expanded.  The
warehouse expansion required a modification to the
existing drainage basin, which was also jointly used
by the FDOT.  Permitting was required for the
existing SFWMD ERP permit, as well as permits from
Lee County, FDOT, and FDEP for the NPDES
permitting.  The area where the expansion is being
completed is known for being a habitat for the
Florida Panther, so approval from the US Fish and
Wildlife Agency was also required.
GSA Stuart

A site plan and stormwater management plan for a 1.9
acre site for a 12,000 square foot government building in
Stuart was submitted for permitting.  The site was on the
corner of a city street and a county street, with the
drainage for the area handled by a POA.  The site had
several wetlands, less than 0.5 acres each, which were
being removed.  The building will be leased to the GSA
once completed.
Bergeron Industrial Park

The Park of Commerce consists of two major
sections - Park North (130 acres) is zoned,
primarily, for heavier industrial uses and Park
South for more general industrial or commercial
uses.

While Park North is ideally suited for Build-To-Suit
tenants - particularly those requiring outdoor
storage - the Master Plan for Park South (170
acres - with over 80 contiguous acres, ready to
build) was designed to meet the exacting
requirements of a Foreign Trade Zone and for
any business requiring maximum flexibility of
utilization and exposure to hi-tech resources.
The Park South plan called for the development, over a projected ten year period, of an additional one
million square feet (1.0 m. sf) of dock-height and grade-level industrial/office warehouse buildings.

Environmental conditions have been integrated into the development of the overall surface water
management program. Wetlands mitigation, drainage pretreatment and retention are provided by CPC  
offsite design, therefore maximizing the net usable land for improvements.
Dr. P. Phillips Hospital
Expansion & Lakeview
Medical Park

Wadley Hanson, LLC., provided Entitlements
Management Services as part of the Master
Planning team for both the hospital expansion and
the associated Lakeview Medical Park.  The
315,00 square foot hospital expansion consisted of
a 5-story patient tower adding 142 patient rooms
and a 5-story parking garage.  The 60,750 square
foot Lakeview Medical Park added 8 medical office
buildings.

Services included P.D. Land Use Plan Change,
Development Plan approvals, scheduling and
permitting assistance, coordination with County
staff, representation at public meetings, and
signage variance for on-site signage.   An
Alternative Transportation Impact Fee was
approved by Orange County that saved the Client
over $500,000.
