Building value for our clients through creative planning,
problem solving and teamwork is CPC’s goal on every
project.  Planning is a dynamic process that begins with a
client’s vision for a tract of land.  


The land use plan that is created by this process must
successfully economic and regulatory environment this is best
achieved through collaborative partnerships including the
client, the client’s team and the local government.
Creating sustainable, energy efficient communities is not only good planning it makes economic sense as well.  
CPC seeks to use creative design solutions that conserve resources in ways that reduce both up-front
infrastructure costs and long-term operating costs for end users.  For example, water can be collected and
reused on individual sites, thus reducing the size of stormwater management areas. Landscapes can be
designed to reduce water consumption.  Incorporating solar power into community design can reduce
consumption of electrical power for operating common facilities and individual homes.  Efficient road layouts
reduce vehicle trip lengths, which conserves fuel and minimizes emissions.  Integrating land uses promotes
walking and bicycling. Today “Green Development” is becoming mainstream, not just because it is the right
thing to do for the environment, but because it saves money as well.

A goal of master planning is to preserve flexibility for future development.  This is achieved through both the
design process and obtaining entitlements.  A successful plan must take into account changing market
conditions.  CPC works hard to find creative solutions that protects a client’s interests and is acceptable to local
governments.  Effective communication is essential in this process.  CPC’s in-house staff includes former
elected and appointed government officials and experienced technical professionals that can effectively
communicate at all levels of government.
